WARNING. Living in a LL property was one of the worst things to ever happen to me. They’ve been the most cold hearted, money hungry, unreliable company and have caused me and plenty of other students a decline in both mental and physical health. It’s hard to avoid them as they own majority of the rented properties in Cornwall but it’s important for people to know what they’re dealing with if they unfortunately have to rent with them. For start, the house we moved into was so unclean it took us 2 days and a few trips to the dump to clean the house. The place had so much damage to furniture and appliances and was infested with mould. To the point where one of our housemates had to pay to live somewhere else during the winter months. The house was freezing cold, you could see our breath indoors even with the heating on. We continuously put through maintenance reports that didn’t get fixed or took weeks to even be looked at. I’ve spoken on the phone in tears multiple times pleading with them about how unhappy we were with everything and how damaging it was for us. TW there was a period when my mental health was so dangerously affected where I had to be in hospital. Not to mention the harmful effects of the mould. Everyone was sick throughout the tenancy. Every time we called or emailed , the responses we received were cold and the blame was directed back on us. When we’d spoken to a member of staff about the reason for a lot of the mould, they turned around and said it wasn’t true. Which we had blatant proof of. There was a brick wall in the garden that was so old that bricks would constantly fall down, one right next to my foot which would have been crushed if I was stood an inch closer, and one fell down inches away from my housemates head, potentially killing her. They did not care about us at all. It’s so upsetting to have to deal with this and the stress of university and they count on the fact that this is our first homes renting independently. They’ve also taken most of our deposit and have said they have to pay for repairs, that 1) where already broken when we moved in, and 2) had been reported multiple times during the tenancy. I wish I had someone to help me with the legalities of it all because the things they have gotten away with is definitely not legal.
They made the mistake of taking on so many properties and not hiring enough people to manage them therefore doing the most appalling job ever. If I ended up taking my life then maybe they’d have taken us more seriously.

If you are looking for student housing I would recommend staying away. Reported a silver fish problem not long after our tenancy started, and never heard anything about it again. Several times our landlord/workmen just turned up without any warning and did work on the house. For example, woke up to garage roof being gone one day and another time we thought someone was trying to break in but was just someone replacing the lock on our front door but we hadn't been informed. Also kept sending emails to previous tenants, so I called to make sure the right people were down for the future but then important emails regarding deposits etc., continued to be sent to the wrong people

I was really happy with both the friendliness and professionalism of Elliott in the last couple of months preparing for my move out, but more generally with everyone at the company since I first started looking for a place to live early last year and then throughout my tenancy. I've obviously been in contact with real estate agents in the city where I'm moving after I leave Falmouth, and those experiences definitely highlighted how great everyone at Lang Llewellyn & Co. are in comparison. They certainly go above and beyond industry standard, and if I move back to the area in the future I'll definitely be looking to rent through the company again.

Avoid this company where possible, especially if you’re a student!
They gave us the wrong information for the move in day so we had to either go back home or stay 2 nights in a hotel until we could get keys and move in. They are also seemingly incapable of letting you know when workmen will be visiting your property so be prepared for scaffolding to start going up outside your front door at 9am with no notice. This situation will not be fixed if you ask – trust me, I tried. They are definitely aware that their contractors have a habit of not arriving when agreed and then turning up 2 weeks later with no notice but nothing will change. They will always go for the cheapest fix for a problem (despite them assuring you otherwise) which I know is common among estate agents but Lang Llewellyn are no different.
Here is a sample of issues we faced in the year we rented with them: fire alarms randomly going off, oven broken for 2 weeks, leak in the sink, leak in the roof, broken floorboards, some rooms had serious mould issues despite efforts on our part to prevent this. While every house has its issues, I have never lived somewhere where this many things break or go wrong in the space of a year. I absolutely did not get the impression that they cared about our experience renting one of their properties, only their reputation.

I have had a very bad experience with Lang Llewellyn & Co.(LLC). I was looking to renting a property. My calls were never returned although I was informed that they would call me back with regards to my enquiries. On line “request information” is totally ignored as again they never get back to you. I had to do all the chasing. They refuse to offer virtual viewings and telephone manner is really off hand. The viewings for rental properties whenever they come up are literally the next day or the day after. On 6th August I received an alert for a property at approximately 3.45pm from Rightmove and I immediately called LLC to be told that they were fully booked for viewings of the property in question. I queried this stating how could that be possible when the property had just come on the market. I was informed that viewings for the property in question were going to be held the very next day and they were not taking on anymore people to view the property.

The worst was on the morning of 7th August when I spoke with a female member of the team. I was explaining that I was making enquiries from London and that it was impossible for me to take time off work at such short notice to travel to Falmouth from London. Her response was “well we have people coming from Spain to view our properties”. This was a very very insensitive comment to make to someone who is already so stressed and frustrated with the time and effort it takes to finding lodgings. The people coming from Spain may have already been in Falmouth or it was a planned trip. Because for someone having to take time off work at such short notice during this peak holiday time was not taken into consideration or the travel time from my home to Falmouth by train almost 7 hours at all where I was concerned. To this day her words have really affected me and my mind just goes into turmoil every time her words come back to me.

Fortunately for me other companies were able to offer me virtual viewings and I have secured such a beautiful furnished property and the staff at these other companies - not only have they been efficient, their telephone manner has been impeccable and they return your calls which is so very important for a customer.

I would have rated this company zero star if I was able to.

I was totally impressed by the level of professionalism from first day of contacting them till the day I picked my keys even after I picked the keys and complained of the debt on the electricity and cut out. It was given asap attention. Della swept me off my feet when she gave me a thank you package as well. To top it up the apartment was unbelievable very affordable and I didn't have to deal with 5 weeks deposit because I was given another option.
