Trying to buy a commercial property was something new to me, and although I did inform ASC that I hadn't done this previously and I feel I was very badly advised by the team. I was made to pay the fees of securing a mortgage even if the lenders didn't actually agree on the loan. I also ended up losing my chances, even if I did stress on many occasions how the sale was time sensitive. Receiving the lenders offer at the end of the day on the 21st when the offer was dated the 17th is just unacceptable. When emailing them to explain how let down i felt, I didn't even receive an email back to explain the situation from their side. Very disappointing.
REVIEWED: After leaving this review, ASC kindly contacted me to explain their position, suggesting I perhaps reconsider my review.
It was made clear that not responding to my email explaining how I felt was an oversight of their part.
They explained why I received the offer from the lenders late as they had to clear matters with the bank before sending me the documents.
They reminded me of the terms and conditions, to which i signed: "the Arrangement Fee becomes due when a lending source to which we have introduced you provides written confirmation that it will make finance available to you, notwithstanding that the confirmation is subject to conditions".
Nevertheless, as a first time experience into getting a commercial mortgage, I was left with a sour taste, I was left with over £3500 of arrangement fees and nothing to show for it. I lost the property due to the length of time it took and the seller looking into other options.
I do think I am mostly to blame by not understanding the contract I had entered, but I also feel strongly about leaving my review here.
