My partner and I are in the process of buying our first home. We spoke to a mortgage broker/advisor in March 2023 shortly after we had an offer accepted on the house we hope to buy. At that point the mortgage broker ran through figures with us and we selected which product we wanted to go for. We went about getting the other checks sorted for the house (solicitor and surveyor, on the broker's advice), but didn't hear anything from the mortgage broker apart from one email with no calls to action in it (i.e. "it was nice to speak to you the other day, get in touch if you have questions").

Last week we resolved a re-negotiation on the house price and so got back in touch with the mortgage broker to find out what we needed to do next. Obviously, given the current climate, our monthly costs have gone up substantially from our first meeting (more than £150 extra a month).

Speaking to the estate agent today, he suggested that we have had bad advice and that the broker should have pushed us to submit a mortgage application back in March when we had our first meeting...
