Orbit are downright fraudulent. They have left our building in an unsafe, unsecure and unmanaged state. The building has been poorly managed for over 7 years leaving it in a dilapidated condition and passing fraudulent costs to the tenants. The building has no working air con, lift, fire alarm system, workable fob system or intercom, the building is messy and unfit for use. They don't provide 24 hour emergency response service. They rarely respond to request when things go terribly wrong, they lie and cheat, refusing to share receipts for the over inflated fees tenants have incurred and refusing to attend to the premise when required. These people should have their licence removed and should never operate in this industry. Avoid at all cost.

FRAUDULENT COMPANY- AVOID AT ALL COST

I have been a very good tenant of this company for the past 12 months - I entered in to a 6 month short term licence to trade at a city centre location.

Their intentions were always to seek a longer term Tennant who would pay a much higher rate of rent for this particular location- so during my time here I have allowed several people to come and view the property, work men entrance to come in and carry out any works they’ve been sent to do all while we are trading in the unit.

Our original licence should have expired on 1st April but as they didn’t have a new Tennant I have had an extension month on month to stay trading at the property - until the end of July when this company said I could have a longer term if I was prepared to pay more rent as they could get more rent for the property - after some negotiations we agree on an uplift in rent for a further two months trade taking us to the end of September with an agreement that I would always get some extra time to vacate the property once the licence expired.

I was contacted by the company last week again trying to gain an uplift on rent for a further month- which I declined as the uplift would be so high it would not be profitable to stay in and trade- I was told by a representative of the company (Rayhan Ali) that they need to get higher rent as they need it in order to secure funding from their bank - I again declined- I was then contacted by a person who portrays as the owner of the company (Omar Aziz) saying we could stay in the property and continue to trade for 1-2 months if we sign a new lease that states we are paying a much much higher rent so that they can use that to devote their funding from the bank!!….. after looking in to this via legal channels- I again declined the offer as advised him this would be fraudulent !! They said they have done this with lots of other tennants.

Very quickly they changed their mind and said they would be serving notice as per my original licence to finish at the end of September - when I advised what they were suggesting was fraudulent they made out no such conversation had taken place and that they had merely offered me to stay in the property at a higher rental- this is NOT true- and I will be taking further action on what’s happened here.

If you are a firm trying to get orbit as your financial service or property agent please don't. Without warning they sent an enforcement officer for a late rent payment (which was paid but 2.5 weeks late as we were not in the country) and made us go through a horrible ordeal. There were no emails or phone calls about it but a person came in our warehouse with a intimidating demeanour and made us pay a hefty fine (like mentioned before the rent was paid out already). Have a bit of self respect and think about how the lower branches of tenants orbit treats. Not everything in the world should be about money and there are human sides to it as well rather than draconian and intimidating approaches.

Worse company I ever dealt with. Borderline fraudulent. My premise had no heating for 1.5 years and no air conditioning for over a year. I had to take lawyers to sort things out with them. Avoid at any costs!!!
