Honest review...it's very long!

Looking to relocate from Kent to Suffolk we found a nice property to let with Clarke & Simpson. When I initially spoke to Louise she was a little abrupt and disinterested, didn't particularly come across friendly but I put that down to a bad day at the office.

Communication was then done over email mostly and a viewing was arranged which my mother attended. The lady that met her there was very friendly and showed an interest, having a good chat etc. Based on my Mother's opinions and feedback we decided to apply for the property.

3 days after applying we still hadn't heard anything, not a single update to acknowledge receipt of the application form and no update on the process. I called and spoke to a young lady. She wasn't sure what was happening about my application and said "could be because the landlord is reviewing it" so I was still none the wiser. She did not offer to find out or let me know. I said that I'd call later on which I did. I spoke to Louise who advised me that the application had not yet been passed to the landlord. I asked why and was told "because we are waiting for more enquiries/viewings."
This instantly makes you feel like you're not good enough and your application is unlikely to be successful!
She then proceeded to tell me that because we're self employed and relocating our business, that the landlord would be asking questions. We are cake makers and looking to open a shop to sell brownies/cupcakes/celebration cakes and other treats. We have had a lot of interest on Facebook on the local community groups. Louise told me "there are already loads of cake makers around the area! Why would yours be successful?"
I responded in a joking manner "well you haven't tried ours!"
"Well I can't eat them anyway" she said.

My partner's business is very successful and she is extremely talented and very good at what she does. Louise made me feel like ours would not be successful up there and would be no different to any other cake makers. How many different restaurants are there? How many clothes shops are there? Supermarkets? Every shop has their own qualities and appeals to a certain audience. Wether it be quality of the product or pricing etc.

I advised that we could pay rent 3 months in advance as we had savings and she responded with "I'll tell the landlord, but you may have to pay 12 months rent in advance."

I've been renting for years and I've never heard of paying 12 months upfront!

I told her we had a guarantor and she said "how much do they earn as it needs to be 3 times the rental amount."

My partner has rented the same house for the last 10 years and is an extremely good tenant. I have also never missed a single payment for the last 19 years. There were more things said and she made me feel like she was judging me and that in not so many words we wouldn't be successful anyway despite the fact that our wages and savings cover more than enough of what was needed.

How very rude and abrupt this woman was! I'd expect a friendly voice with a caring and professional attitude being an estate agent and dealing with the public daily. This was not the case!

We are a young family looking for a fresh start in a lovely part of the country and to be closer to my Mother. Why should we be made to feel Inadequate and be judged?

I told her she was rude and that I wasn't happy with the process so far, then I asked her to withdraw our application.to which she said "OK." It's a shame because the house would have been perfect and got us started nicely.

Obviously we'll be approaching other estate agents and I hope that we'll be treated a bit fairer and with a bit more respect but I feel our chances of relocating are slim!

We have just purchased a property through Clarke & Simpson in Framlingham, specifically dealing with Oliver Johnson. We have been very proactive purchasers, pushing for as speedy a completion as possible, and Oliver has always been reachable by phone and/or email. He would always call us back as soon as possible if he was busy and communication was very good at all times of the day. Any requests we had for action, be it communication with the vendors or solicitors for example, were always carried out as soon as possible and we really felt that Oliver was working extremely diligently to ensure all parties were happy and the purchase went through as soon as possible. We have been really pleased with our dealings with Clarke & Simpson, Framlingham, and would highly recommend them.
