Has anyone else received Service Charge demands from East Block Group claiming they are "in accordance with your lease"?

If so, I strongly recommend speaking to the Leasehold Advisory Service and you should ask Samantha Lapworth / East Block Group to clarify their qualifications for making such compliance assertions.

Check if your budget has been certified by East Block Group

Make a formal complaint and then take it to the Property Ombudsman.

Absolutely one of the worst property management groups I have ever encountered. I moved into my apartment over a year ago, and the very 1st week, I had severe flooding due to their negligence in keeping the building in good repair. I have black mold, which I have been hospitalized for it. To date, NO ONE has made ANY repairs to the property. They make promises and never keep them. They say they will call me back and nothing.

I am leaving a review from a tenant's perspective. Liza at East Block Group was the person managing our tenancy for the 2 years we lived in the property. She was always responsive if we had any queries or issues, getting back to me very quickly and resolving any problems. I've moved around a lot previously and dealt with all kinds of management companies but Liza and East Block Group were by far one of the best teams.

Being a Leaseholder, I have had my share of bad experiences with Management Agencies. However, the service we have received over a number of years with East Block has been outstanding. The director, Sam Lapworth, and her team are always extremely responsive to queries and are professional. They are also clear with their fees and upfront. This is something I greatly appreciate! I would recommend their service unreservedly.

I feel it is only right to update my review of this company. Sam Lapworth has been absolutely brilliant and extremely patient with me in particular, having helped up sort out our management company.
She has been at the end of my many emails and responded in an instant to my questions regardless of how trivial they have been. She has showed a great understanding of the need for clarification when I don’t necessarily get things first time and has given us so much of her time in doing so.

Sam has been amazing. She goes above and beyond. More caring than any other management company we've had (we've had a few!) Our estate has flooded due to excess rain and the build up from the neighbouring estate - she has been in regular contact and making efforts to contact the correct people to address the issues. If you are not happy with the service then buy a freehold property and deal with it yourself. #bekind we are all human.
