Moved into our new home and Karl Tatler Heswall were the agents representing the sellers. I would actively avoid Karl Tatler if we were buying or selling in the future. It felt like they unnecessarily added stress throughout the whole process.
We viewed a number of houses with their viewing agent who is quite possibly the most miserable person I've ever come across. On 3 separate house viewings, we arrived to be told she only had 10 minutes before her next viewing and we were rushed round. On the first viewing of the house we bought, it was a different viewing agent who again rushed us round because she had to get to her next viewing in 10 minutes. Our second viewing of this house was with the miserable agent again and she was late so we were stood outside and the owners saw us on the Ring doorbell and came back to show us. We did ask for a final viewing before completion, which they never arranged and we were so stressed we just went ahead and completed anyway. This was a mistake as the house was absolutely stinking of dog urine and furniture had been painted round when we moved in.
After our first viewing of the house we bought, we went straight to Karl Tatler in person and put in a full asking price offer. We were told that the viewers before us had some questions and when they were answered, they would put our offer to the vendors. This seemed strange to us- we had no questions and were putting in a full asking price offer and were currently in rented accommodation so no chain. Why would you wait for answers to questions from potential wheel kickers before you put forward an offer? Anyway that's what they did and we waited all weekend to hear. After hearing nothing, we rang on the Monday to be told oh yes they've accepted your offer. This set the tone for the whole of our purchase unfortunately.
The sale progression person seemed to tell us one thing and the vendor another. We could never get hold of her, unless she wanted something from us then she would hound us.
There was one point were our mortgage provider dropped the interest rate, so they sent us out a new updated mortgage offer. The sales progression agent went to the sellers and told them our solicitor was still waiting for our mortgage offer?! Consequently, the seller panicked thinking we didn't have a mortgage in place. If we hadn't been communicating directly, I don't know if they would have pulled out of the sake, but I was able to explain it was just a revised offer to reflect the rates going down. When she called me, she literally wouldn't let me get a word in edgeways, so I started avoiding her calls and emailing her instead or letting my husband deal with it. She would ask me a question and not wait for the answer anyway!
Finally we moved in after completion being delayed 3 times and the vendors threatening to walk- the delay was they hadn't sent over the answers to the queries. We didn't get into the house until 6.30pm and once again the sales progression woman was useless asking if we were able to hang on for the keys until the very last minute on a Friday evening after they had been chasing us for the money to exchange from 10am, which we explained we had absolutely no control over as it takes as long as the banking system takes to transfer.
We finally got in- house stunk of dog urine everywhere, was filthy, built in wardrobes taken that should have been left, stuff left that we then had to get removed etc etc. Karl Tatlet followed up with a text to ask if we'd settled in- i replied with this info and they never replied back, so what was the point in asking us how the mive went? Most stressful time of our lives- offered in July, no chain, so we're hoping to be in by October at the latest- ended up moving right before Xmas and having to gut the whole house. Oh and Karl Tatler lied about the no chain as our seller's onward purchase turned out to have someone living in it! To sum up, if we ever move again and a house was up for sale with Karl Tatler, I would not even go and view it.
