We are a small group who wanted to build a War Memorial at the site where a Lancaster bomber crashed right at the end of world war 2 killing the eight men on board. We were not far along the road when the Council made it clear that Planning Permission is needed to place a rock in the countryside. An initial look and the forms and process' involved made it look like a Herculean task. We put out an appeal to raise funds and recruit services and I'm pleased to say that Mark and Angela from Mark Simmonds Planning Services saw our messages and stepped forward to offer their support to the Project. They took on the complete planning application on our behalf and steered the whole thing through to completion. It may have been an every day task for them but having had sight of the application when it was submitted, I was struck by the depth of knowledge and understanding of all of the issues that need to be addressed if the application is to be successful.
We were deeply grateful for their support and have no hesitation in recommending their services to others.

I turned to Mark Simmonds Planning Services after a lot of positive feedback to help me obtain planning permission for a new dwelling. The plot location, house size and local heritage could have caused issues, resulting in a planning application refusal. However, the professionalism, due-diligence and preparation Mark and his team carried out, allowed this planning application to be supported by the general public and local councillors. As a result of this, we were granted full planning permission by the planning authority. Without the guidance, continued support and industry knowledge from Mark, this application would have been refused.

I couldn’t disagree more with the singular negative review of MSPS. I found Mark Simmonds to be professional, thorough and accessible throughout. Likewise Angela was sharp and very punctual, engaging and liaising with the Planning Officer throughout.

Mark was recommended to me by my local solicitor who has been our family solicitor and friend for over 40 years. He had seen Mark’s work professionally and held him in high esteem.

Mark managed my expectations from the get-go and I knew permission was not a given as I was making a retrospective application.

I agreed a fee with Mark at our first meeting and he did not pressure me for payment. Professional fees are always subjective as how do you put a value on knowledge and experience? All I can say is I thought the fee was reasonable and in hindsight the application was clearly robust and detailed as the planners accepted our presentation without fault.

Ask yourself this: given all the 5 star reviews, is one singular negative review consistent/reliable? Personally I can’t recommend Mark & Angela enough and I WOULD STILL HAVE BEEN CONTENT WITH THEIR WORK HAD WE FAILED.

Mark is calm, careful and methodical. Whilst these may not be the characteristics you look for in a F1 driver, they are absolutely what you need when navigating the murky and often impenetrable waters of the planning process and legislation!

In May 2021 we contacted Mark Simmonds Planning Services as we needed to submit plans for change of use of land, siting of stables and an agricultural barn to be on one application and not straight forward. Mark and Angela came to see us and took on the task of sorting everything out from scratch for us. We found them very professional, approachable and kept us informed of progress regularly.
Due to our application receiving an objection by the Parish Council it had to go to the Planning Committee which did take some time but we knew this could happen but the outcome was positive and we, through the help of Dawn from Mark's office who oversaw our application, were granted full planning. This was granted December, 2021. We had certain conditions which Dawn has been helping with to ensure that we meet all the requirements. We have been very satisfied with the work done and would certainly use Mark Simmonds Planning Services in the future if needed.

We employed the services of Mark Simmonds Planning as we had not dealt with WLDC before and boy are we glad we did !
Mark gave us advice on our plans prior to submitting them to ensure we had the best possible chance of getting planning.
We had months and months of waiting for the council to make a decision they then refused. Mark resubmitted as he was certain that the refusal was not warranted. Again months later it came back refused.
The length of time these processes took was just as frustrating for Mark as he was in the same position as we were, and that was at the mercy of the council who would only move at there own pace however much you pushed.
During the following frustrating months we had a health issue to deal with so we thought to put the planning on the back burner but Mark took all the stress and worry away from us and submitted the appeal.
Throughout the whole process from the first consultation with Mark, through to the final result Mark kept in contact and pushed the council when he was able and it was appropriate to do so.
Through his dogged perseverance and belief in what was right we won the appeal , the refusal was overturned and planning was granted.
We wouldn’t hesitate to both employ his services again or to recommend them to others.
