Worest company ive ever hat to work with. Emails allways left unanswered for weeks at a time and even when they do reply it's just to fob you off. Vicky seems to be highly unprofessional as nothing gets handed over when she's apparently sick or goes on holiday.
Repeatedly asked for reports on work to be done on my building that they are trying to wrongly charge us for still nothing after 3 weeks of waiting politely. Now only two weeks left before there notice period is up but can't do anything with out the full information.
Would not recommend to anyone. One star is to good for this company.

The is the worst management company I have ever dealt with. They do nothing for leaseholders. increasing management fee of a 2 bed flat from 1200 to 3200 now 6000k saying it is for a renovation that has not started in years. Yet they still keep collecting this money. The value of money has dropped significantly since and cost is going up. Which means they will never stop collecting. I will be doing a lot of reports to The ombudsman, the institute of chartered surveyor, council etc. This is just not right. How can a service charge for a 2bed flat In gravesend be over 6000k. Social media needs to hear about this. They claim that this was sign off by a company that manages the renovation.But the company is registered to their office same address and they are the directors too. Further investigation to be done. Definitely all these review cannot be correct. I will be looking for how to move the management of our block to a different company with the cooperation of the other leaseholders. In the breakdown of cost there are payments for fixing communal areas and change carpets. There are no communal areas. Every flat has own entrance. Why are my being charged for this? You are not the owner of the block. So I don't see what rights you think you have to make rules not considering people's situation. Where are we suppose to get this money from. We can barely feed and afford daily essentials. Even rent received cannot cover the cost.

Omnicroft is notorious in Kent for grossly overcharging and delivering shockingly poor management services. Countless residents have reported being fleeced with extortionate fees and subjected to appalling levels of incompetence and neglect. The company’s blatant disregard for transparency and accountability is matched only by its unprofessionalism and outright contempt for its clients. Issues are consistently ignored, complaints go unresolved, and communication is virtually nonexistent. Omnicroft operates with a clear focus on exploitation, making it a company to avoid at all costs. Entrusting them with your property or management needs is inviting disaster.

This is the worse management company for landlords. Just bear in mind that will make you pay £500 or more for sellers pack, if you’re trying to sell your home. I wasn’t aware of this until I had to sell my home, they will not send any piece of information to your solicitor for free, even it’s via email. You must pay for it.

Omnicroft took over the Lakes estate in Larkfield and can’t praise them enough A breath of fresh air ! really going over and above to sort out issues left by the previous Managment company .

I had an issue with the bin sheds outside our home, within 24hrs the problem was fixed, a new lock and handle. I’m so grateful for this service, I can’t thank Omnicroft enough, especially Amy who always answers all my questions and explains everything promptly. A big thank you to Eamonn who handled it also. We really appreciate this level of customer service.

Firstly, I would like to say a huge thank you to Tracy personally, who spent a lot of time sorting out an issue I had whilst selling our house. She didn’t stop until it was all sorted.🤩
Secondly, a huge huge thank you has to go to Omnicroft for looking after our estate so well. Leybourne Lakes was a mess when they took it over and I have to say that in their time here they have transformed it back to the beautiful place it was when I first bought my house in 2003. Well done team 🙌
